Does home equity count toward net worth?

For a general personal net worth calculation, your home contributes its value minus the debt secured against it. That difference is home equity. You can count the home as an asset and subtract the related debt, or include equity directly—but do not subtract the same debt twice.

A simple home equity example

Suppose a home is worth $625,000 and the remaining mortgage is $412,000, with no other debt secured against the property. Its equity is $213,000: $625,000 minus $412,000.

That is about 34% of the home's value. Elcap’s native demo shows these property and mortgage values, with estimated equity rounded to $213K.

How do you avoid counting it twice?

If you already include $213,000 of equity in your calculation, do not deduct that $412,000 mortgage again. Alternatively, list the $625,000 home among your assets and the $412,000 mortgage among your liabilities.

Include any additional debt secured against the home, such as an outstanding home equity loan or line of credit. Use the same ownership share and valuation date consistently.

Equity is not a cash balance

A home contributes to your overall financial position, but equity is not money sitting in a bank account. Property value is an estimate and can change. Selling costs and other obligations can also affect what you ultimately receive.

Keep the purpose of the calculation clear: a general wealth overview is different from a lender's assessment or a specific eligibility test.
